Every Santa Barbara home tells a story. My job is to understand what story my clients are looking to write next and then to help them write it well.

I don't believe in volume real estate. I believe in fewer clients, more attention, and the kind of preparation that makes the actual transaction feel almost quiet. Pricing isn't a guess; it's the result of careful reading of comparable properties, neighborhood micro-trends, and the specific architectural character of a home. Negotiation isn't a confrontation; it's a conversation, often a long one, with someone whose interests are different from mine and who deserves to be heard.

What this looks like in practice: I'll walk a property with you before we list, and tell you what I'd change if it were mine. I'll show you the comps that matter and explain why the others don't. I'll write letters when letters are warranted, and stay quiet when silence serves you better. And when the keys finally change hands, I'll still be your first call because that's how this is supposed to work.

About Rachel

A practice rooted in place.

Rachel arrived in Santa Barbara in 2000 to earn her B.A. in History of Art and Architecture from UCSB. Those years on the south coast, studying the way buildings hold memory, the way neighborhoods shape lives, quietly became the foundation of how she approaches real estate today.

After a decade in sales and marketing, Rachel joined the Santa Barbara real estate community in 2014 and was named Rookie of the Year. In the years since, she has represented buyers and sellers across Montecito, Hope Ranch, the Riviera, the Mesa, and downtown. Her practice is built on careful negotiation, calm communication, and the kind of attention to detail that comes from genuinely caring how a transaction lands.

She works with a small number of clients each year. That's deliberate. Real estate at this level is rarely a quick transaction; it's the structure that a life gets built around. Whether it's a young family looking for a forever home, a longtime owner ready for the next chapter, or an investor considering an architectural property, Rachel believes the most important work happens before a single offer is written.

When she's not working, you'll find her hiking with her family and bulldog, exploring local restaurants, or somewhere on State Street during Fiesta.

What Santa Barbara neighborhoods do you focus on? +
I work primarily in downtown Santa Barbara, Goleta, Montecito, the Riviera, and the Mesa. These are the markets where I've built the deepest relationships with neighbors, contractors, and other agents, and where local knowledge tends to matter most.
Do you represent buyers or sellers? +
Both, though I'm intentional about not over committing. I take on a limited number of clients each year to ensure each one receives my full attention. If we're a good fit, I'll tell you. If not, I'll point you toward someone who is.
What's your typical price range? +
I work across price points but most of my transactions fall between $2 million and $8 million. Luxury and architectural properties are a particular focus, but I also enjoy helping first-time buyers navigate the Santa Barbara market.
How do you approach pricing a listing? +
Carefully. Santa Barbara is a tightly-banded market where small details: view direction, school zone, lot orientation, even the year of a remodel can move a home's value by hundreds of thousands of dollars. I'll walk you through the active and recent comparables that matter, explain why each one is or isn't relevant, and recommend a list price designed for outcome rather than show.
How do you market a luxury listing? +
Marketing starts before the listing goes live. Professional photography, drone work, and a story about the home: its architecture, history, and best uses are non-negotiable. Beyond that, I use a combination of MLS exposure, targeted outreach to qualified buyer pools, my own network, and the global reach of Berkshire Hathaway HomeServices. Public marketing is the floor, not the ceiling.
What's your communication style during a transaction? +
Clear, calm, and proactive. I'll set expectations early about how often we'll talk and what kind of updates you should expect. If something changes, and in real estate, things change, you'll hear from me before you hear from anyone else.
Do you work with out-of-state buyers? +
Often. Many of my clients are relocating from the Bay Area, Los Angeles, or further afield, and a meaningful part of my job is helping them understand Santa Barbara before they spend a weekend touring properties. I'll send neighborhood guides, market context, and honest assessments of what their budget will actually buy here.
